“The herd has turned…the boom is over”: All eyes on next steps for Perth property market

Australians love property.

Just head to any suburban barbecue around the country and between the sounds of sizzling snags and cracking tins you’ll hear the drone of real estate banter.

And across Perth over the past six years, that drone has become louder. Property owners have had plenty to crow about, with the local market running hot. Perth’s median house price has doubled since 2020.

Good news for those in the market. Another story for those struggling to get a foothold.

But you know the story, after the boom comes the bust. So, has Perth property hit its peak? And if there is a fall on the other side, how steep is the slope?

“The herd has turned. For large parts of the market, the boom is over.”

That’s the view of property valuer and analyst Gavin Hegney. He’s seen three cycles and this boom will be his fourth. A few months ago, while the statistics showed growth, and the usual industry heads continued to spruik that the good times would keep rolling, Hegney was the first to call the change.
