In midst of a housing crisis, tenants game the system with sublease short stays
WA is in the middle of a rental crisis. In Perth, the vacancy rate has bounced around 1-2.5 per cent over 2025-26.
Take a trip outside the city limits and you’ll find regional towns with barely a handful of long-term rentals.
But data shows a growing number of people potentially taking advantage of the situation, with tenants subletting traditional rentals as short-stay accommodation. It’s a case of renting long-term, subleasing short term on platforms like Airbnb, and banking the difference.

Italian Film Festival Perth 2026: Our picks of this year’s program
Spring means the return of the ST. ALi Italian Film Festival and, given I’m Italian, this is one festival I’m always keen to get along to.
Now in its 27th year, the festival runs from September 24 to October 18 with a collection of films celebrating Italian cinema and culture. This year’s program includes plenty of Australian premieres, Italian box-office hits and award-winning films, alongside documentaries and retrospectives.
With 33 films on this year’s list, here are a few that caught our attention:
